Hidden Elm Farm & RV Park

• • Site Fees are due and payable each month per the site services agreement.  You will be charged a $25 late fee and $10 daily late fee for each past due day – NO PARTIAL PAYMENTS. 
  • The service agreement includes renter and one guest, there will be a $50 charge for each additional guest.
  • We do not accept mail at the park. We do not collect or deliver packages. Amazon packages are sometimes delivered to lots, but this is at the recipients risk. We recommend a P.O. Box and/or Amazon lockers (there are some at Meyer’s BBQ).

• The park speed limit is 10 MPH and is strictly enforced for everyone’s safety. 

• Lots are designed for 1-2 vehicles depending on size. Limited guest parking (temporary) is located by Phase 2 (Near dumpster by lots 33-66). Please do not park any grass areas. Long term extra parking is available for a fee at the front of the property, please text for information.
• Pets must be on a leash at all times.  Pets should not be left outside unattended with or without a tether. Cleaning up after your pet is YOUR responsibility. 
• Cutting of trees and plants is prohibited. 
• Your site must be kept litter free – including cigarette butts. 
• No campfires allowed – fire pits and grills are permissible. 
• Do NOT wash campers or vehicles on these premises. 
• Damage caused by you, your family, pets or guests is YOUR responsibility. 
• We are on a water conservation program – year around. Any leaks should be fixed or reported as soon as possible. If there is a significant leak, water will be turned off until you repair the leak.
• We maintain a quiet community.  Music and noise should be kept at a respectful level for all guests.
• Clotheslines are not permitted. 
• No window unit ACs.
• Sites have 3 connections: 20amp, 30amp or 50amp connection. Site charges are determined by the amperage plugin. No other plugs should be used with the 50amp connection! If you plug in to the 30amp and the 20amp, you will still be charged for the 50amp rate.
• A sewer hose “donut” or “L” connector is required.  You are responsible for propping up the sewer hose to allow for lot maintenance (i.e. mowing & weed eating). We will not pay for hose replacement.
• Do not leave trash outside your unit overnight without manager approval. Breakdown boxes before putting in the dumpster.
• Do not dispose of large items (i.e. mattresses) or construction debris in the dumpster.
• Do not let items accumulate under or around your unit. 
• Do not enter the farm or cross any fences (this includes your animals), or interact with any livestock or livestock dogs. We do allow guests to enter the lower pond area at times for fishing. You can obtain a key from the RV manager.
• You may NOT assign or sublet your site. 
• This campground is operated under a site services agreement.  You are NOT under a landlord/tenant arrangement – THEFT OF SERVICES APPLIES. 

IF YOU FAIL TO COMPLY WITH ANY RULE YOU MUST LEAVE THE PARK  

• For phones and laptops you can connect to the Hidden Elm WIFI. There is a service agreement you must acknowledge. You may have to periodically reconnect.
• For streaming, gaming or similar devices i.e. Roku or Playstation, you need to text your wireless MAC address with your name to 512-379-8140 (screenshots are acceptable). We will enter it into the system, and then we will communicate with you when it is ready to be connected. In some cases you may have to forget the network and readd it.
